Listed Building Consent, Scheduled Monument Consent, Conservation Area Consent and Planning Permission

Depending on your building and your project you may require one or more of the above. You may require others too - especially ecological consents.
As described in the section ‘Hints and Help’ there are often misunderstandings around what does and does not require consent to a Listed Building. The truth is that very little is exempt from consent - even required repairs - but the Conservation Officer is able to excercise discretion where the repairs may be truly appropriate.
Alterations, extensions and adaptations - these will require Consent and the process is likely to be more contentious. In these instances, a full and complete assessment of the heritage significance is likely to be required to guide the process.
If your property is a Scheduled Monument then any repair is going to require consultation and approval from the Historic England Inspector, and any alterations will require especially robust justification.

It’s important to be clear as early as possible about what consents are required to make your project a success.
Early identification and consultation are key - to understand any potentially contentious issues, and to resolve them before Consent is applied for. This will allow for the process to be as smooth as it can be.
